Munich | Berlin, 23 March 2026 – Funds advised by EMH Partners and AIRE have completed the strategic sale of Design Offices, Germany’s leading provider of flexible office and coworking solutions, to IWG, a publicly listed global provider of hybrid workspace platforms.
EMH Partners invested in Design Offices in April 2018 alongside AIRE and the founder-led management team to support the company’s next phase of growth.
At the time of the investment, the company operated 17 locations across Germany. During the investment period, Design Offices significantly expanded its platform, increasing the number of locations from 17 to 43 while more than tripling revenues over the same period. The company further strengthened its presence in prime urban markets and established itself as the market leader for flexible office and coworking solutions in Germany.
Today, Design Offices employs more than 500 professionals and provides premium flexible office, coworking and conferencing environments tailored to the needs of corporates, professional services firms and fast-growing technology companies.
IWG is publicly listed on the London Stock Exchange and operates the world’s largest global network of hybrid workspace solutions, with thousands of locations across more than 120 countries under brands including Regus, Spaces and HQ. The transaction represents an important strategic step for IWG to further expand its presence in Germany and strengthen its position in the premium flexible workspace segment through the acquisition of a well-established local platform.
Design Offices will continue to operate under its established brand and management while benefiting from the global network, operational scale and platform capabilities of the IWG Group.
